Just finished selling off my Yangzijiang Financial shares. With the profits and initial funds, I picked up some new investments in companies like Starhub and also bumped up my stake in Lendlease REIT.
Lendlease REIT’s Dividends Look Promising
Selling the JEM office turned out to boost DPU, as the savings on interest beat out what the office would’ve brought in, even with a 13% rise in rent. Plus, the lower leverage lets the REIT swap its 3% interest bank loans for perpetuals when they mature. I’m thinking we’ll see a total dividend of 4.0 cents in 2026 and 2027, climbing to 4.3 cents by 2028. With the debt ratio hitting around 44% once perpetuals are replaced, buying Lendlease REIT at up to 60 SG cents seems like a good deal considering that 4.3 cents future dividend, giving a nice 7% yield.
